Specialist Loans

Not every loan fits a standard checklist. Specialist loans cover borrowers and purposes that lenders treat differently, such as self-employed income, medical professionals with a smaller deposit, business and commercial finance, equipment, vehicles and personal loans. Ingram Financial is a locally owned broker based in Bangor, NSW. We compare specialist loans from dozens of lenders, explain your options in plain English and handle the paperwork from first chat to settlement.

When You Might Need a Specialist Loan

A specialist loan usually makes sense when your situation or reason for borrowing doesn’t match a lender’s standard checklist. For example, you might have:

  • Non-standard income: you are self-employed, a sole trader or a contractor, and your income changes from year to year.
  • A business purpose: you want to buy premises, buy a business or free up working capital.
  • Vehicles and equipment to buy: you need a car, ute, machinery or tools.
  • A professional LMI waiver to use: you work in medicine or another eligible health profession and want to buy with less than a 20% deposit.

In each case, every lender sets its own rules, which is also why different banks give different borrowing capacities. So choosing the right lender early matters.

How Shannon Helps With Specialist Loans

Specialist loans reward experience and a wide choice of lenders. Whichever loan you need, Shannon is your first point of contact. If another lender or specialist suits your situation better, he’ll explain why before you go ahead.

  1. Free first chat: we talk through your goals, income and timing by phone or video.
  2. Compare: we look across dozens of lenders and shortlist those whose policies suit your situation.
  3. Explain the costs: we set out rates, fees and features in plain English.
  4. Apply: once he has your documents, Shannon can usually submit within a day. Lender turnaround then ranges from the same day to over a week.
  5. Settle and review: we guide you through to settlement, then check in over time.

On car loans, Shannon doesn’t normally charge a direct fee. However, depending on the amount and other factors, he may refer you to a lender or another broker, who may charge. Where a fee applies on any specialist loan, we disclose and explain it before you sign. You’ll also receive our Credit Guide, which explains how we’re paid, before we start working together.

Shannon Ingram, our principal broker, is MFAA-accredited and began his finance career at ANZ in 2002. He also ran a multi-site retail business from 2016 to 2024, so he understands business cash flow and how lenders calculate self-employed income.

Specialist Loans Across the Sutherland Shire

We live and work in the Shire, and many local borrowers need more than one kind of finance. For instance, a tradie might need a ute through asset finance, a workshop through a commercial loan and a home loan that reads self-employed income properly. Specialist Loans Australia-Wide

We also arrange specialist loans for clients across Australia by phone and video. Moneysmart explains what to expect when using a mortgage broker, and business owners can find government guidance on business finance at business.gov.au. Before any big financial decision for your business, it’s also a good idea to talk to your accountant.

Specialist Loan FAQs

Choosing a Specialist Loan

What is a specialist loan?

It’s a loan for a borrower or purpose that sits outside a standard home loan, such as self-employed income, business or commercial finance, equipment, vehicles or a professional LMI waiver. Since policies vary widely between lenders, where you apply matters.

Can I get a home loan if I’ve been self-employed for less than two years?

You may still have options. Many lenders prefer two years of tax returns, but some will consider a shorter trading history in certain situations. We check which lenders suit your documents before you apply.

Do medical professionals have to pay LMI?

Not always. Some lenders waive LMI for eligible health professionals who buy with less than a 20% deposit, up to limits each lender sets. However, eligible occupations vary, so we check current policies against your registration and income.
