How to Use the Stamp Duty Calculator

The calculator above covers each Australian state and territory. First, choose the state where the property is and enter the purchase price. Then select whether you are a first home buyer, whether you will live in the property or rent it out, and the type of property. The stamp duty calculator then estimates the duty payable.

Stamp duty rules differ by state, so the same price can attract very different duty in NSW, Victoria or Queensland. Always confirm the final amount with your state revenue office or conveyancer.

How NSW Transfer Duty Works

In NSW, stamp duty on a property purchase is called transfer duty. Buyers generally must pay it, and it rises with the price. Revenue NSW publishes the current thresholds and rates, plus payment rules, on its transfer duty page.

NSW First Home Buyer Exemptions and Concessions

Under the NSW First Home Buyers Assistance Scheme, eligible first home buyers can pay less duty, or none at all. According to Revenue NSW, for contracts exchanged on or after 1 July 2023:

  • New or existing homes valued at $800,000 or less: full exemption from transfer duty.
  • Homes valued above $800,000 and less than $1,000,000: a concessional (reduced) rate.
  • Vacant land to build a home on, valued at $350,000 or less: full exemption.
  • Vacant land valued above $350,000 and less than $450,000: a concessional rate.

Conditions apply. For example, at least one buyer must be an Australian citizen or permanent resident, and for a home you must move in within 12 months of settlement and then live there for at least 12 continuous months.

Worked Example: Same Street, Different Duty

For illustration only, not a current rate. Hypothetical scenarios:

  • A first home buyer paying $780,000 for a NSW home to live in: if eligible, no transfer duty.
  • A first home buyer paying $950,000 for a home to live in: a concessional rate applies, so duty is reduced but not zero.
  • An investor paying $780,000 for the same home: full transfer duty applies.

Enter each scenario into the calculator to see the difference. The gap can be substantial.

Other Upfront Costs to Budget For

Stamp duty is often the largest upfront cost after your deposit, but it is not the only one. Also allow for:

  • conveyancing or legal fees
  • building and pest inspections
  • government fees to register the transfer and your mortgage
  • lenders mortgage insurance (LMI) if your deposit is under 20%, unless you use a scheme such as the Australian Government 5% Deposit Scheme (formerly the First Home Guarantee)
  • loan fees, moving costs, and council and water rate adjustments at settlement

Our guide to how much deposit you actually need walks through these costs, and Moneysmart’s page on buying a house has a helpful checklist.

Limitations of the Calculator

The calculator gives an estimate based on the rules built into it, and those rules can lag behind recent government changes. It cannot confirm your eligibility for any scheme. It may not cover every situation, such as surcharge duty for foreign buyers or off-the-plan purchases.

Stamp Duty Calculator FAQs

Do first home buyers pay stamp duty in NSW?

According to Revenue NSW, eligible first home buyers pay no transfer duty on homes valued up to $800,000, and a concessional rate on homes above $800,000 and below $1,000,000. Conditions apply, including living in the home.

Does the stamp duty calculator work for other states?

Yes. Choose the state or territory where the property is, because each one has its own rates, thresholds and concessions.

Can I add stamp duty to my home loan?

Stamp duty usually comes from your own savings, which is why it affects how much deposit you need. In some cases the loan can cover part of your costs if the loan-to-value ratio allows, so it is worth asking us.
