Buying in Menai, Barden Ridge and Illawong

Large Family Homes, and a Lot of Equity

At the 2021 Census, three in four Menai homes (75.2%) were separate houses and only 3.1% were apartments. The average dwelling had 3.6 bedrooms. Nearly half of households (47.6%) were paying off a mortgage, well above the NSW figure of 32.5%, and another 36% owned outright. Many local owners have built up real equity, which can fund a renovation, an upgrade or a deposit for an investment property. We’ll work out how much you can access and which lender gives you the best structure, without putting your home at unnecessary risk.

Granny Flats on Menai, Bangor and Illawong Blocks

NSW housing rules generally cap a granny flat (secondary dwelling) at 60 m², and the fast complying development pathway needs a lot of at least 450 m² under State Environmental Planning Policy (Housing) 2021. Bigger blocks here often meet that, but on bushfire-prone land you’ll need a bushfire attack level (BAL) assessment, and some sites may need a full development application. On the lending side, some lenders count expected granny flat rent towards your borrowing power and others won’t. We’ll find out which lenders will count it before you sign a building contract.

Menai Marketplace and the Low and Mid-Rise Rules

Menai Marketplace is one of ten Sutherland Shire centres named in the NSW Low and Mid-Rise Housing Policy, which started on 28 February 2025. Homes within 800 metres’ walk can qualify for dual occupancy on R2 lots of at least 450 m² with a 12 m frontage, or terraces and townhouses on lots of 600 m² or more. There’s an important local catch: the policy doesn’t apply to bushfire-prone land, which covers many streets near the bushland edges. Check the planning certificate before you pay for development potential, then talk to us about construction finance. We have lenders for duplex and dual occupancy builds.

Bushland Blocks in Barden Ridge, Alfords Point and Illawong

Barden Ridge, Alfords Point and Illawong all have streets running down to bushland along the Woronora and Georges rivers. On bushfire-prone land, extensions, second storeys and new homes generally need a BAL assessment, and a higher rating brings tougher construction standards and a bigger budget. Put the BAL into your builder’s quotes before you apply, so the construction loan is sized properly the first time.

Based in Bangor

Ingram Financial is based in Bangor, so Menai, Barden Ridge, Illawong and Alfords Point are our home patch. We can meet at your home or a local café, or by phone or video, and the whole loan can be handled online if that suits you better. Read more on our Bangor mortgage broker page.

How a Menai Mortgage Broker Can Help

Tips for Buyers in Menai & Surrounds

  1. Know your borrowing power before you list your current home. Our borrowing power calculator is a good start, and we can tell you where you stand with specific lenders.
  2. Get builder quotes and a BAL assessment before you finalise a construction loan, so the loan covers the true cost.
  3. Keep a buffer for variations. Building costs often rise during a project, and lenders won’t always increase the loan mid-build.
  4. Review your loan every couple of years. Many long-term Menai owners are paying more than they need to. Moneysmart explains how switching works.

Local FAQs

Will a lender count rent from a granny flat I’m building in Illawong?

Some will and some won’t. Those that do usually want a valuer’s rental estimate or a signed lease once the flat is finished, and may count only part of the rent. Check the planning side too: a granny flat is generally capped at 60 m², and the fast-track approval pathway needs a lot of at least 450 m². We’ll compare lender policies before you sign a building contract.

How does a construction loan work for a knockdown-rebuild?

The lender pays the builder in stages as work is completed, and you usually pay interest only on the amount drawn so far. You’ll need a fixed-price building contract, council approval and plans. We’ll guide you through the documents lenders need.

Can I use the equity in my Barden Ridge home to buy an investment property?

Often, yes, as long as you have usable equity and the income to service both loans. We can lend above 80% of the value for investors, although the sharpest rates usually sit below 80%, and with some lenders below 70%. Talk to your accountant about the structure and about the 2026 negative gearing changes for established property.
